Residential Building Permit Requirements
(Including outbuildings and accessory buildings)

The City of Nevada has adopted the 2003 International Building Code and 2005 International Electric Code. We require contractors and subcontractors, including trades, to be registered with the City (see contractor registration).

Applications for Residential Building Permits must include:

1. A completed City of Nevada Permit Application*; and
2. Three (3) sets of printed Blueprints** to include foundation plans, plot plans, engineer approval letter, energy code compliance report (11 in. x 17 in. or larger paper); and
3. One (1) PDF set of Blueprints to include foundation plans, plot plans, engineer approval letter, energy code compliance report.

For calculating building valuations, the city uses the most current International Code Council Building Valuation Data (formerly the Southern Building Code Congress International Inc.)

* Before a permit will be issued, the contractor must completely fill out the application, list all sub contractors, be current on all fees and all subs must be registered with the City.
**Depending on size some outbuildings and accessory buildings may not require all of the items listed for Blueprints.

Commercial Permit Requirements

The City of Nevada has adopted the 2003 International Building Code and 2005 International Electric Code. We require contractor and subcontractors, including trades, to be registered with the City (see contractor registration).

Applications for Commercial Building Permits must include:

1. A completed City of Nevada Permit Application*; and
2. One (1) PDF set of construction plans; and
3. Three (3) sets of printed construction plans (please print on 24 in. x 36 in. paper); and
4. Three (3) sets of Landscape plans (please print on 24 in. x 36 in. paper); and
5. One (1) set of site plans (please print on 24 in. x 36 in. paper).
6. A storm water drainage study may be required.

Other Permit Requirements

The City of Nevada requires a permit for many other activities including but not limited to:

Fences
Underground sprinklers
Swimming pools
Flatwork (concrete)
Electrical work
Plumbing work
Retaining walls
Most dirt work that would alter the flow of water on or off your property
Garage sales
Door to door solicitors
Block parties
Parades
Street closures
